44 Upper Stables is a three-bedroom cottage on the Maenporth Estate, a short walk from Maenporth Beach on the south coast near Falmouth. It sleeps two, sits opposite the estate's leisure centre and suits couples or small groups using the on-site facilities.

Inside, the cottage has an open-plan living and dining area with a well-equipped kitchen on the ground floor, along with a downstairs shower room. Upstairs there are three bedrooms and a family bathroom. Wifi covers the property, along with a dishwasher, washing machine and EV charging on the estate. The layout is accessible on the ground floor.

Outside, a private, secluded garden sits behind the cottage. Guests have full use of the estate's leisure facilities, including the large indoor heated swimming pool, Jacuzzi, sauna, two tennis courts, pool and table tennis tables, and a children's play area. A hot tub is listed among the amenities. Maenporth Beach, with its family-friendly sheltered cove and the Cove Restaurant, is a few minutes' walk downhill.

Falmouth, with its working port and Maritime Museum, is a short drive away, along with the Helford River, Trebah and Glendurgan Gardens. The South West Coast Path passes directly along the coastline here and heads in both directions towards the estuary mouth and Swanpool Beach.
