Clifftop village above Polzeath beach
New Polzeath sits on the cliffs above and to the south of Polzeath beach, a short walk from the sand but with a noticeably quieter character. The village is primarily residential and holiday homes, arranged along lanes with views over the bay towards Pentire Point. A footpath drops down to Polzeath beach in about 10 minutes, giving access to the surf, the shops, and the beachside cafes without the parking difficulties that affect Polzeath itself in summer.
The village has a small shop and the Point cafe, but most visitors walk or drive to Polzeath for food and supplies. The coast path runs along the clifftop through New Polzeath, offering walks south to Daymer Bay and Rock or north around Pentire Point. The headland walk to The Rumps - an Iron Age cliff castle at the tip of Pentire - is about 2 miles and one of the best short walks in north Cornwall, with regular sightings of seals, dolphins, and nesting seabirds.
Holiday properties in New Polzeath tend to be detached houses with sea views, often larger than the cottages in Polzeath village itself. The location works well for families who want beach access without being in the middle of the busiest part of the village. Rock and the Camel Estuary are about 3 miles south, and Padstow is accessible via the water taxi from Rock.
