Chy-An-Var is a four-bedroom reverse-level house in New Polzeath, 500 metres from Polzeath Beach and its consistent surf breaks. The property sleeps 10, has accessible ground-floor bedrooms and bathrooms, and includes an EV charging point - one of few holiday lets in the area with one.

Three bedrooms sit on the ground floor: a super king-size (convertible to twin on request), a twin, and a bunk room. A family bathroom with bath and overhead shower is also on this level, along with a separate WC. The first floor holds a double bedroom with its own shower room and an open sitting room. The kitchen and dining area are on the ground floor.

Outside, a lawned garden has patio furniture and a barbecue. A garage houses a table tennis table, and there is a dedicated wetsuit store with rinse-down area and outdoor shower - practical for daily surf sessions. Private parking accommodates three cars.

Polzeath Beach has RNLI lifeguards in summer and several surf schools operating from Easter through October. Greenaway Beach, a quieter cove with rock pools, is 0.9 miles south. Daymer Bay, calmer and more sheltered, lies 1.2 miles away. The coast path from Polzeath to Pentire Point gives views across the Camel Estuary, and the water taxi from nearby Rock reaches Padstow in minutes.

Best for a group of up to 10 who need step-free access, with three ground-floor bedrooms and an EV charging point built in. Less good for parties arriving in four or more cars - parking is limited to three.
