Upstairs, the first-floor open-plan space combines kitchen, dining, and sitting areas. The kitchen specification is notably high - induction hob, Quooker boiling water tap, wine fridge, fridge-freezer, and coffee maker alongside the usual oven, microwave, and dishwasher. Underfloor heating runs throughout. An annexe across the road - the Net Loft - adds a fully equipped kitchen and third bathroom.

EV charging is included, and off-road parking fits two cars. One well-behaved pet is welcome.

Porthleven Beach is a short walk away, known for powerful winter surf and calmer summer conditions with RNLI lifeguard cover. The harbour area has become one of Cornwall's top food destinations, home to Kota Restaurant and the annual Porthleven Food Festival in April. Porthcew at Rinsey Cove, a National Trust beach with mining heritage visible in the cliffs, is 2.6 miles along the coast path. Helston is 3 miles north, and the Lizard is 20 minutes south.

**Best for:** two couples sharing, given both the king-size and twin bedroom have their own en-suite shower room and the harbour's restaurants, including Kota, are a short walk away. **Less good for:** families wanting an outdoor play space, since the property has no garden - just the sea-facing first-floor living area and two-car parking.
