The ground floor is open-plan, with the lounge and dining area in one space. The lounge has an original window seat and a Smart TV. The kitchen is well equipped with a dishwasher. The king-size bedroom has its own en-suite shower room, giving 2 bathrooms in total.

An enclosed courtyard at the rear leads up to a raised decked area with table and seating - south-facing and sheltered. No off-street parking is available; street parking applies in the surrounding area. Porthleven Beach is 200 metres away, a surf break facing south-west that works for families in calmer conditions. Rinsey Cove is about 2.5 miles along the coast, and Praa Sands around 3.5 miles.

Porthleven's harbour has become one of Cornwall's top food destinations - Kota Restaurant and Kota Kai from Rick Stein-trained chef Jude Kereama sit on the waterfront, alongside Amelie's and the Harbourside Refuge. The South West Coast Path passes through in both directions - east toward Loe Bar and the Penrose Estate, west toward Rinsey Head and the Wheal Prosper mine engine houses. Helston is 3.5 miles north. One dog is welcome.

**Best for:** Couples or small families wanting a compact cottage within walking distance of Porthleven's beach and harbour food scene. Dog owners who want easy access to the coast path in both directions.

**Less good for:** Guests who need off-street parking - none is available. Also less suited to groups of more than 4 or those wanting a private garden.
