Two bathrooms serve the property - a ground-floor bathroom with bath and shower over, and a separate shower room. The kitchen includes a dishwasher, washing machine, and tumble dryer. Off-road parking accommodates three cars.

The enclosed garden provides private outdoor space, and a detached garage takes bicycles and beach gear. The nearest pub in Portloe is less than a mile away, though the walk back is a steep climb.

Carne Beach, a mile-long sheltered stretch on the Roseland Heritage Coast where dogs are welcome year-round, is 2.3 miles south. Porthluney Bay, backed by Caerhays Castle and its spring gardens, is 2.4 miles away. Portloe itself is one of the least altered fishing villages on the Roseland - crab and lobster boats still work from the small harbour - and the coast path runs through the village along Veryan Bay.

**Best for:** a family or two couples wanting a Roseland base with parking for three cars and a snug offering extra sleeping space. **Less good for:** guests travelling with a dog, as the property does not accept pets, and anyone who cannot manage stairs, since both bedrooms are on the upper floor and only a bathroom and the snug sit at entrance level.
