A conservatory adds extra living space. The kitchen has an electric oven, induction hob, full-size dishwasher, and washing machine, with a separate utility room.

The enclosed rear garden has a patio, lawn, seating area, BBQ, and the hot tub. Off-road parking fits up to four cars. A bus stop sits directly outside, and the village pub is 0.1 mile away.

Perranporth Beach - 3 miles of golden sand with The Watering Hole pub built on the beach, consistent surf, and RNLI lifeguard cover in summer - is 2 miles away. Holywell Bay, a dune-backed beach with the Gull Rocks sea stacks, is 3.7 miles to the north. Newquay is a 15-minute drive for surf beaches, the zoo, and aquarium, while Truro is about 20 minutes southeast.

Best for two families sharing a hot tub and wood burner, with parking for four cars and a pub within walking distance. Less good for anyone wanting to walk to the beach - Perranporth is 2 miles by road.
