Maenporth Beach is around 200 metres from the front door - a south-facing sandy cove that sits below a wooded valley at the mouth of the Helford River estuary. The beach is sheltered from the prevailing westerlies and remains calmer than the surf beaches to the north. The coast path from the cove runs in both directions: south toward the Helford River and the ferry crossing at Helford Passage, or north past Swanpool and Gyllyngvase toward Pendennis Point. Swanpool Beach is 1.4 miles along this northern section.

Falmouth is around a 10-minute drive for restaurants, galleries, and the National Maritime Museum Cornwall on the waterfront. The town centre has a range of independent restaurants along the quayside and at Events Square. Changeover is Saturday.

Ideal for couples or a small family who want a quiet beach base with pool access within reach of Falmouth's facilities. Works for those who want a low-key coastal cove over a busy resort beach. Less good for those needing a larger group property, as the layout suits up to 3 bedrooms.
