A mid-terraced house dating from 1910 on Rock Road, in the village of Rock on the Camel Estuary. Five bedrooms sleep 10: three doubles, a single, and a bunk room for two, split across two bathrooms. A summerhouse in the enclosed garden functions as a games room. Parking for four cars is available outside the house - useful for larger groups arriving in multiple vehicles.

Daymer Bay is 2km south - a sheltered estuary beach popular with families and safe for young children at low tide. Polzeath, the main surf beach on the north Cornish coast, is 3.2km along the coast path. The Rock Sailing and Water Sports Club is within walking distance of the house and offers dinghy hire and sailing lessons through the summer season.

The passenger ferry to Padstow crosses the Camel Estuary from Rock Quay, a 10-minute walk. The crossing takes around 10 minutes and runs year-round. From Padstow, the Camel Trail - a 17-mile off-road cycling and walking route following the river to Bodmin - starts at the harbour. Bikes can be hired in Padstow.

Suits a large family group or two families travelling together who want a village base with a games room and a manageable drive to both surf and estuary beaches. Less good for groups wanting a single bedroom layout - the five rooms across two floors work best for mixed-age parties comfortable with a shared bathroom arrangement.
