42 Little Trelyn

42 Little Trelyn is a detached, single-storey house on a quiet lane in Rock, on the eastern bank of the River Camel. The ferry to Padstow is 1.5 miles away, Polzeath is 2.8 miles and Wadebridge 6.2 miles. Porthilly cove is a short walk by footpath and field, and the shop and pub are 0.4 miles from the door.

There are two bedrooms. The king-size opens directly onto the garden, and the twin can be zipped and linked as a super-king on request. Washing facilities are generous for four people: a bathroom with a bath and shower over, a separate shower room with a walk-in shower, and a cloakroom with its own WC. The bathrooms and cloakroom have heated towel rails.

The kitchen is built around an Aga and also has a dishwasher, a fridge/freezer and a Nespresso machine. A utility room adds a sink, washing machine and tumble dryer, plus space to hang wet suits, which matters this close to the water. Heating is oil-fired, and fuel, power, bed linen and towels are all included. A highchair can be provided on request.

Outside, the enclosed rear garden has a patio, a lawn and garden furniture, and off-road parking takes two cars. There are three steps from both the lounge/diner and the bedroom down to the garden, and one step down from the kitchen into the utility area and the shower room. One well-behaved pet is welcome, and smoking is not allowed. The house suits a family or two couples sharing; the garden and utility steps make it less good for anyone who cannot manage steps.
