88 Keepers Barn

A three-bedroom cottage on the wooded Maenporth Estate, 1.5 miles south of Falmouth and a short walk from the sandy cove. It sits directly next door to the estate's Leisure Centre, so the pool and sauna are a 30-second walk from the front door.

The cottage runs across two floors. Ground floor is open-plan living, dining and kitchen with a downstairs shower room. Upstairs holds three bedrooms and a family bathroom. Wifi, dishwasher and washing machine are standard. The layout is step-free at entry and accessible-friendly.

A private patio with table, chairs and a built-in barbecue looks across the estate's mature trees. Parking and an EV charging point sit on site. As a guest you also get the estate's shared facilities: indoor heated pool, sauna, jacuzzi, two tennis courts, table tennis and a children's play area.

Maenporth Beach is a short walk down the lane - a sheltered south-facing cove with the Cove Restaurant on the sand. Falmouth's harbour and the National Maritime Museum are 10 minutes by car. The South West Coast Path runs both ways from the cove: north past Swanpool to Falmouth, south through woodland to Trebah and Glendurgan gardens and the Helford River.

Best for small families or two couples sharing who want pool and tennis on tap. Less good for a beach-front feel - the cottage looks at trees, not water.
