Kissing Gate

Kissing Gate is a five-bedroom cottage in Rock built from cedar, slate and stone, sleeping 12 across five bedrooms and four bathrooms. This is one of the larger group properties on the north Cornwall coast - roomy enough that twelve people don't end up living on top of each other, with a layout designed around generous shared spaces flooded with natural light.

Inside, bedrooms include a super-king, a king, two doubles and a bunk room with two sets of bunk beds (lower bunks made up as standard, top bunks on request). A wood burner anchors the main living area, and the kitchen is equipped with a dishwasher. Wi-Fi and parking for multiple vehicles are included.

The private garden has a heated swimming pool and a BBQ area - a real asset for group holidays when the weather turns. Two dogs are welcome. Daymer Bay is 1.2 miles away, a sheltered estuary beach with calm, family-friendly water. Polzeath - the area's main surf beach with RNLI lifeguard cover - is just under 2 miles north. Rock's water taxi to Padstow runs every 20 minutes through the day, making Rick Stein's restaurants and the harbour easily reachable without a car. The Camel Trail cycle route starts at Wadebridge, 4 miles south.

**Best for:** Large family gatherings or groups who want a private pool and direct access to north Cornwall's best beaches. The layout with a dedicated bunk room suits multi-generational groups with children. **Less good for:** Couples or smaller groups - the house is designed for 12 and does not offer a cosy scale-down option.
