A five-bedroom house set above Porthilly Cove in Rock, sleeping 12 across five bedrooms with Camel Estuary views from the garden. The private garden leads directly to the sandy shore at the bottom of the lawn - there is no road to cross.

Inside, five bedrooms sleep 12: one king-size, one double, one twin zip-and-link (can become a super-king), and two triple rooms (flexible bed configurations available on request). Four bathrooms. The open-plan living spaces are designed for large groups, with generous seating and access to the garden via the main reception rooms. BBQ, EV charging point, and WiFi all included. Two dogs welcome.

St Enodoc Golf Club is under a mile away - the church in the dunes where John Betjeman is buried sits right on the course. Daymer Bay Beach, sheltered and family-friendly, is about 1.4 miles along the coast. For surf, Polzeath is about 2 miles north. The Rock water taxi to Padstow and Rick Stein's restaurants runs every 20 minutes through the day.

Best for large family groups or two families combining who want direct beach access and estuary views without paying a Padstow premium. Less suited to small groups - the house is built for 12 and the pricing will reflect that.
