A short walk downhill from this elevated position above the harbour leads into Boscastle’s village centre, with its harbour, shops, restaurants, pubs and access to the coastal footpath. The sandy beaches of Bossiney, Trebarwith Strand and Crackington Haven, plus the surfing beaches at Bude and Polzeath, are within driving distance, along with the fishing towns of Port Isaac and Padstow.

This deceptively spacious cottage has a quirky layout: the hallway leads past a contemporary shower room with underfloor heating into the kitchen, which has an electric oven, gas hob, fridge/freezer, microwave, dishwasher and breakfast bar. A twin bedroom sits off the kitchen. Upstairs, the lounge/diner has the wood burner and Smart TV, and the master double bedroom overlooks the river and has its own sink.

A small, secluded courtyard outside the kitchen has space for morning coffee or evening BBQs, plus a utility cupboard housing the washing machine. A parking permit covers one car in the community centre car park opposite, and a shared access path with the river running alongside leads to the cottage, secured by a wall.

Best for couples or small families wanting a dog-friendly cottage with a wood burner and private courtyard, with the ground-floor twin bedroom suited to children. Less good for anyone needing step-free access throughout, since the master bedroom is reached via stairs to the first floor.
