This 10-person holiday home sits just off the banks of the Camel Estuary on North Cornwall’s coast, close to Padstow (3 miles) and Rock (4 miles) across the water. Rugged beaches, clifftop walks and National Trust sites are all within reach, along with sea safari trips, water-skiing and boat trips from Padstow Harbour. The Camel Trail passes the property at the bottom of the lane (0.5 miles), linking Padstow to Wadebridge and beyond for cyclists.

This stone barn conversion has a reverse-level layout, with four of its five bedrooms on the ground floor: a super-king-size zip-and-link room with en-suite, a king-size room with en-suite and Smart TV, and two twin rooms, plus a family bathroom and utility room. The fifth bedroom, another super-king-size zip-and-link with en-suite and Smart TV, is upstairs alongside the main living space and its estuary views. The open-plan kitchen/diner has a central island, and the orangery sun-room has a skylight and bi-fold doors onto the balcony. Back through the kitchen, the living room has a wood burner, comfortable seating, a Smart TV and a telescope for stargazing over the estuary.

The garden blends into the Cornish countryside with the Camel estuary behind it. A glass balcony with sun loungers sits above, with stairs down to a lower terrace with a dining table, fire pit and charcoal BBQ. A hammock, heated outdoor shower and hot tub complete the outside space, which opens onto a field for younger guests to play. There is also a small enclosed garden and private parking for two cars, with extra spaces in the visitors’ area, subject to availability.

**Best for:** large family or multi-generational groups, given the 5 bedrooms sleeping 10, the hot tub and the enclosed garden opening onto a field for children to play. **Less good for:** guests who need to stay connected for work, since the property has no wifi.
