The open-plan kitchen, dining and sitting area is on the lower ground floor, with a second sitting room and one super-king bedroom on the ground floor and two en suite bedrooms on the first floor. A woodburning stove, an electric barbecue and an enclosed rear garden with decking and a patio complete the key amenities.

The cottage sits on Waterloo Road, TR11, roughly 10 minutes on foot from Falmouth's Events Square and the town's main restaurant drag. The nearest beaches are around 0.9 miles away. Gyllyngvase Beach is a broad, south-facing bay with a cafe and RNLI lifeguards in summer, while Castle Beach and Swanpool Beach are both quieter and good for calm-water swimming. Shops and pubs are 0.2 miles away. The National Maritime Museum Cornwall, one of the town's main year-round attractions, is under 15 minutes' walk.

Off-road parking for one car (roadside parking is also available), Wi-Fi, dishwasher, and washing machine are all included. The woodburning stove makes it a viable year-round choice - Falmouth's mild climate and busy arts scene (including the Poly, Falmouth's arts centre on Church Street) attract visitors well outside school-holiday windows. Best for: families or groups wanting a central Falmouth base with beach walks in multiple directions. Guests who need step-free access should check with the owner before booking, as the house is spread over three floors. Less good for: dog owners, or anyone wanting a rural setting - this is a mid-terrace town property.
