It sits on Lee Barton Farm with use of the grounds and gardens, and the merchant notes a number of ponds on the property, so children should be supervised. The layout is open-plan on the ground floor, with the kitchen and living space flowing together. The double bedroom is on the ground floor, two steps down from the living area, with the bathroom next to it, while the twin bedroom is in a gallery under the eaves on the first floor. The countryside setting near Woodford gives a rural feel while keeping the North Cornwall coast within easy reach.

Duckpool Beach is about 2 miles away - a National Trust beach with dark sand, rock pools, and a stream that runs across the sand at low tide. Sandy Mouth Beach is a little further, another dog-friendly National Trust beach with a cafe in season. Bude's town beaches at Summerleaze and Crooklets are about 5.5 miles south and have consistent surf, a tidal pool, and more facilities.

Best for couples or small families who want a quiet rural base with straightforward access to several National Trust beaches. Note the two steps down to the ground-floor bedroom and the stairs to the twin room before booking. Less suited to guests seeking a lively town location, as the nearest shop and pub are about 2 miles away. It is not possible to charge an electric vehicle at the property.

Changeover day is Saturday. Bude town has supermarkets, independent cafes, and a regular farmers' market.
