A three-bedroom reverse-level barn in a quiet cul-de-sac on the Maenporth Estate, 1.5 miles south of Falmouth. The upstairs living area lifts you into the canopy, looking across the wooded grounds rather than at the neighbours. Parking and an EV charging point are provided.

Living, dining and kitchen sit on the upper floor to make the most of the outlook. Three bedrooms and two bathrooms run downstairs. Wifi, dishwasher and washing machine are included. A private hot tub on the patio is the headline outdoor feature.

Beyond the barn, guests get full use of the estate facilities: a 15-metre indoor heated pool, jacuzzi, sauna, two tennis courts, table tennis, pool table and a children's play area. The shared garden adjoins the property, with 29 acres of mature woodland on the doorstep.

Maenporth Beach is a short walk down the lane - a sheltered south-facing sandy cove with the Cove Restaurant and seasonal kayak hire. Falmouth sits 1.5 miles north for the National Maritime Museum, Pendennis Castle, and the third-deepest natural harbour in the world. The South West Coast Path runs above the cove: north to Swanpool, or south through woodland to Trebah Garden and the Helford River 4 miles on.

Best for families wanting a hot tub plus full estate access. Less good if you need a sea-view property - the outlook here is woodland.
