7 Toms Yard

The ground floor of 7 Tom's Yard works as a studio apartment in its own right. It has the first double bedroom with an en-suite walk-in shower room, a kitchenette with a two-ring hob, small fridge/freezer, microwave and Tassimo machine, and a dining and sitting area. The house is in St Ives on a hillside, roughly a 20-minute walk from the town centre, with a bus stop nearby.

The first floor is where most of the day is spent: an open-plan kitchen, dining table for six and lounge, with double doors to raised decking. The kitchen has an induction hob, oven, microwave, dishwasher, fridge, freezer and coffee machine, and the lounge has a biomass stove that can be used if you like. Steps wind up through the garden to the gated decking. Outside, an enclosed side patio has dining furniture.

Upstairs on the second floor are a double bedroom with an en-suite walk-in shower room and a twin with two 2ft 6in singles, which can be joined into a king-size if requested at least seven days before arrival. The family bathroom has a bath with a shower over it. A study holds a desk, monitor and wireless keyboard and mouse, and a utility room has a washing machine, tumble dryer and iron. Fitted stairgates, a travel cot and a highchair are available, with guests bringing their own cot bedding.

Two well-behaved small to medium-sized dogs are welcome, though breeds listed in the 1991 Dangerous Dogs Act are not accepted. Parking is off road for two regular cars, one in front of the other. Check-in is from 4pm and check-out by 10am, with no Sunday check-ins or check-outs, and barbecues and smoking are not allowed. Shops are 0.5 miles away, a pub 0.7 miles and the beach 1.2 miles. It suits families or two couples who want a private studio downstairs, and is less good for anyone who finds stairs difficult, given three floors and the garden steps.
