The three-bedroom apartment sleeps six and sits above the quay where beam trawlers land catch daily - one of the most authentic working-harbour settings on the west Cornwall coast.

The ground floor opens into a living room with large sofas and a Smart TV, flowing into a kitchen and dining area. One twin room on this level has a sprung sleeping platform inspired by Japanese design. Upstairs, two double bedrooms include an en-suite master with sea views across the bay. The Fisherman's Arms is next door; the Tolcarne Inn - a Newlyn institution - is a 10-minute walk. The Argoe restaurant, open seasonally, serves fish landed yards from the front door. Mousehole village and its sheltered harbour beach are about 1.3 miles south along the Penzance coast path. Penzance station with mainline rail and the Scillonian Ferry terminal for the Isles of Scilly are both within a mile.

**Less good for**: Those seeking a quiet rural retreat - Newlyn is an active port and Fore Street can be lively on summer evenings.
