Barn Cottage is a 3-bedroom cottage set within the Trewinnard Manor estate at St Erth, near Marazion in west Cornwall. Part of a small cluster of holiday properties, it sleeps 6 across three bedrooms and provides access to a shared solar-heated outdoor swimming pool - an uncommon feature at this price point in west Cornwall.

Inside, the ground-floor double bedroom has an en-suite with bath and shower. Two further bedrooms upstairs - one double, one twin - share a second bathroom. The open-plan living area brings together kitchen, dining, and sitting room, with an open fire as the focal point on cooler evenings. The kitchen includes a dishwasher, washing machine, and electric oven.

Shared grounds include a lawned area beside the pool, which opens on weekdays from June to September. A Pool House with a honesty-bar refreshments system and a games room with pool table and table tennis are available on site. Off-road parking for 2 cars is included. The estate is accessible for those with limited mobility.

Marazion Beach - facing St Michael's Mount with its granite causeway exposed at low tide - is 2.7 miles south. Porthkidney Beach, a wide dune-backed strand on the Hayle estuary, is 2.8 miles away. St Erth station, less than a mile from the estate, runs frequent branch-line trains to St Ives in about 12 minutes. Penzance is 2 miles west.

**Best for:** Groups of 2-3 families sharing, or 6 adults wanting pool access and a quiet rural base within easy reach of west Cornwall's coast and the St Ives branch line.

**Less good for:** Guests wanting direct beach access or sea views - the cottage is inland at St Erth, with all beaches requiring a drive.
