Step out of the sitting area at Carbis Bay View onto a terrace facing the beach, with St Ives across the water. The apartment is part of the Gwel Marten development on Headland Road in Carbis Bay, and the communal gardens can be reached from the terrace, with the South West Coast Path beyond.

Access comes with a warning: from the parking area it is down one level via 20 steps, with handrails, and then one more step into the apartment. Inside, the open-plan living space has a bay window, an oak table with six dining chairs and a breakfast bar. Both bedrooms, a king-size and a twin, overlook the rear courtyard. The single bathroom has a bath, a walk-in shower with a large step up into the cubicle, and a bidet.

Parking is undercover for one car, in a bay 2.4m wide, 6.2m long and 1.9m high. Heating is by electric storage heaters. A cot and booster seat are provided, and guests bring their own cot bedding. The kitchen has a double oven, dishwasher and washer/dryer, and there is WiFi. Check-in is from 4pm and check-out by 10am.

It suits a family of four who are comfortable with steps and want outdoor space at the rear and front. It is less good for anyone with limited mobility, and pets and smoking are not allowed.
