The layout is single-storey throughout, designed for wheelchair access, with a side balcony looking out over open countryside rather than the road. One bedroom, one bathroom. A washing machine is included; no dishwasher. Wi-Fi and off-road parking are provided. No pets accepted.

Swanpool Beach is a sheltered cove with a freshwater nature reserve immediately behind it - a working site for dragonflies and reed warblers as much as a beach. Gyllyngvase (800 metres) is broader and more social, with a beach cafe that opens most of the year. Castle Beach (1.1 miles) gives access to the South West Coast Path around Pendennis Point. Falmouth town centre is about 0.9 miles, accessible by the seafront path.

Good for a wheelchair-accessible couple's base with two quality beaches in easy walking distance. Less suited to families needing more than two beds, or guests wanting to be in the thick of Falmouth's harbour and restaurant scene - Swanpool is quieter and more residential.
