This spacious house makes a base for a group or family holiday in Polruan, south-east Cornwall, standing on the River Fowey's east bank. Beyond the stylish interiors and hot tub, the beach is a mile away via the South West Coast Path, and the foot ferry from Polruan Quay, under half a mile off, crosses to Fowey's waterfront restaurants.

The reverse-level house is designed around panoramic bay views. Up the driveway, the ground floor has twin bedrooms and a super-king-size bedroom (with views of Fowey), each with a Smart TV, plus a utility room with washer/dryer and a shower room. Upstairs, a second super-king-size bedroom has panoramic sea views, and a third super-king-size en-suite bedroom has floor-to-ceiling patio doors onto the decking with more sea views, alongside a further bathroom. The open-plan living area has a kitchen with an ice dispenser and wine cooler, a dining table for group meals, and a lounge with a wood burner, leather seating, a Bluetooth speaker and a 65-inch Smart TV. Bi-fold doors lead from the lounge out to the decking.

The outdoor decking at the rear has uninterrupted sea vistas towards the Fowey estuary, dining furniture for alfresco meals, a bench and sunbeds, and the hot tub (accessed via steps), with seven seats for groups and families to enjoy the view - children should always be supervised around the hot tub and clifftop area. At the front, a large open garden offers more space to relax, with several steps down to the lawn between raised plant beds.

Best for large groups wanting sea views and a spacious hot tub, with four bedrooms sleeping 8 and seven hot tub seats. Less good for guests needing wifi throughout, since the house has none, or anyone travelling with a dog, as pets aren't accepted here.
