The estate grounds give direct access to walking without getting in the car. Cardinham Woods, run by Forestry England with mountain bike trails and a cafe, is around 3km. For beaches: Carlyon Bay is 11.9km south, Charlestown 12.7km - the south coast within 20 minutes' drive. Bodmin town is close for supplies; the Eden Project is 14km east.

Best for groups of two or three families who want countryside rather than coast as their base, with good outdoor kit for winter or shoulder season stays. The hot tub and wood burner make it a strong autumn or early spring choice when the South West Coast Path is quiet. Less good for those who want beach walking from the door - the south coast requires a drive of around 15 minutes.
