Talland 40 is the most accessible and practically laid-out of the three featured properties on The Bay Talland estate - a single-level three-bedroom house sleeping seven, with a south-facing deck and sea views across the bay. Unlike the two-storey Talland 17 and 19, the entire living space sits on one floor, making it the natural choice for guests with mobility requirements or families with young children.

Three bedrooms serve seven guests across two bathrooms - a tighter bathroom ratio than the sister properties. The open-plan kitchen, dining, and living area has an open fire and runs the full width of the cottage, opening onto the deck. WiFi, dishwasher, and washing machine are provided. Pricing reflects the larger capacity and sea-view aspect: from GBP 1,418 per week, reaching GBP 3,413 at peak - notably higher than Talland 17 or 19, with Friday rather than Saturday changeovers.

The south-facing deck extends the living space outdoors for most of the season, with views down to Talland Bay beach below the estate. Shared facilities are the same across all three properties: a 12m x 6m heated indoor pool, naturally filtered outdoor plunge pool open year-round, sauna, gym, and on-site concierge. Polperro village - pubs, cafes, and a working harbour - lies a mile west along the South West Coast Path.

The single-level sea-view layout makes this the pick for a multigenerational group or a family wanting outdoor space with direct sea views. Less suited to guests who want a private hot tub (see Talland 17) or a lower price point (see Talland 19). Dogs are welcome.
