This property sits in an elevated, private spot with countryside views and walking trails from the door. Local pubs and a community shop are close by, and the Tamar Valley has trails for families and wildlife to spot, with Dartmoor and Bodmin Moor both within reach. The National Trust's Cotehele House and Quay, on the Tamar River, is a 5-minute drive. Lydford Gorge (13 miles) has tree surfing, rope bridges and zip wires; Tavistock (7 miles), the Tamar Trails Centre (4 miles) and Morwellham Quay (6 miles) are other days out. Plymouth is just over the Tamar Bridge for the coast, aquarium and shopping, and Looe and Polperro are around 30 minutes away. Trains run from Gunnislake to Plymouth, and the Bude-to-Plymouth bus route also passes through, reaching Launceston and Saltash without a car.

The open-plan lounge/kitchen/diner has glass doors that open onto the garden, with sofas and a Smart TV for evenings in. The kitchen has everything needed for cooking, with a dining table inside and out. Two bedrooms complete the property: the super-king master (which can be made up as a twin on request) has its own TV and countryside views, and the double room next door looks over the front garden. A shower room finishes the layout.

Outside, a large enclosed lawn and a deck with garden furniture make the most of the views, with a BBQ for al fresco dining. At the front, a further lawned area is where the wisteria blooms in early summer. Dogs can be exercised on the adjacent paddock, and there's private parking for two cars on the driveway.

**Best for:** couples or small families with dogs wanting a quiet countryside base within reach of Dartmoor and Bodmin Moor, thanks to the adjacent paddock for exercising pets. **Less good for:** guests without a car, since the property sits away from Gunnislake's centre and relies on the countryside trails and bus or train links to get further afield.
