20 Slipway

Twenty Slipway is a four-bedroom townhouse for eight in the sailing village of Rock, 100 metres from Rock Beach on the Camel Estuary. Two king-size, one twin and one bunk bedroom are arranged across two floors and share three bathrooms. A floorplan is available to check the room layout before booking.

The bunk room makes the layout more family-oriented than four equivalent double rooms, and the three bathrooms mean groups rarely queue in the morning.

The first-floor open-plan living area leads to a balcony with estuary views. Wi-Fi, parking, a dishwasher, washing machine and garden are provided, and one dog is accepted. Host Charlie manages the booking.

The foot ferry to Padstow's seafood restaurants and working harbour is a short walk away, as is Rock Sailing and Water Ski Club. St Enodoc Golf Club is 500 metres inland. Daymer Bay Beach is 1.2 miles away along the estuary path, followed by Greenaway Beach at 1.6 miles and Polzeath Beach at 2.2 miles. The Rock guide covers both sides of the estuary.

At £1,270 a night, the house sits toward the upper end of Rock's holiday-let prices. **Best for:** a family or group wanting the beach, ferry and sailing facilities close by. **Less good for:** guests needing step-free accommodation, EV charging, a private hot tub or four conventional adult bedrooms.
