Each of the three double bedrooms has its own en-suite bathroom. The ground floor has a kitchen-diner with electric oven, hob and microwave, plus a living room with electric fire, Smart TV and sound bar. A separate utility room and downstairs WC add practical space. An external shower is useful for washing off sand after beach trips.

The enclosed rear courtyard has outdoor furniture and catches the sun. Eastern Green Beach - a calm, family-friendly stretch with views of St Michael's Mount - is 1.1 miles from the front door. Long Rock Beach, a sand-and-shingle shore between Penzance and Marazion, is 1.8 miles east along the coast.

Penzance Station is half a mile away, with direct services to London Paddington including the Night Riviera sleeper. The seafront promenade leads to Jubilee Pool, the UK's largest seawater lido. Chapel Street's galleries and the Penlee House Gallery are a short walk. Mousehole is 2.5 miles south by bus. One well-behaved dog is welcome.

Best for groups who want privacy - each of the three bedrooms has its own en-suite - plus three parking spaces in a town where parking is tight. Less good for anyone travelling with more than one dog - only one well-behaved dog is welcome.
