Four-bedroom apartment in a small modern development on the western edge of Porthleven, 10 minutes' walk from the harbour along Loe Bar Road. Sleeps eight. One bathroom per bedroom - built for groups who don't want to share.

Ground-floor living room runs into a kitchen-diner with sliding doors to the garden. Breakfast bar seats four; dining table seats eight. Three bedrooms on the first floor: two twins and one king with en-suite, plus a family bathroom with walk-in shower and free-standing bath. The whole second floor is the master suite (king, dressing area, en-suite) - the quietest sleep in the house.

Enclosed garden with sea views and a raised terrace with picnic benches. Parking on-site, which matters in Porthleven: village parking is limited, pay-and-display, and fills early on summer days.

Kota Restaurant and Kota Kai (both run by Rick Stein-trained chef Jude Kereama) sit on the harbour, alongside Amelie's and the Harbourside Refuge. Book ahead from May to October. The Porthleven Food Festival runs each April - book this property well ahead for the festival weekend.

Porthleven Beach is a 5-minute drive west, faces south-west, and picks up Atlantic swell. Works for confident swimmers in calm conditions, experienced surfers in winter. The reef section to the west is for surfers only. Praa Sands (longer, wider, more forgiving) is 10 minutes further along the coast. The coast path heads east to Loe Bar (shingle ridge separating the freshwater Loe Pool from the sea, 30 minutes on foot) or west to Rinsey Head and the Wheal Prosper engine houses.

Best for: groups who'd rather pay more for one bathroom each - two families sharing, three couples, or multi-generational trips. Less good for: families with under-fives wanting absolute beach proximity - the walk down is steep returning with a tired toddler.
