The ground floor holds both bedrooms: a super-king (convertible to twin) with Smart TV, and a king-size with Smart TV, Sonos speakers, en-suite walk-in shower, and direct garden access. A separate wet room with walk-in shower serves as the second bathroom. Upstairs, the open-plan living space has a kitchen with induction hob, coffee maker, and dishwasher, a dining area, and a sitting room that opens onto the sea-view balcony. Three Smart TVs, Sonos speakers, and WiFi are fitted throughout.

Outside, the enclosed front garden has decking, artificial lawn, patio furniture, and the hot tub. A rear patio provides additional outdoor space. Allocated off-road parking for one car includes EV charging. One dog is welcome. Porthkidney Beach - a wide, dune-backed strand popular for birdwatching - is 1 mile east towards the Hayle Estuary.

Carbis Bay sits on the St Ives Bay Line, one stop from St Ives by train or a 25-minute walk along the coast path. The village has shops, a post office, and cafes along the main road. The South West Coast Path runs through Carbis Bay in both directions.
