The garden is the main outdoor asset, catching westerly light above the bay.

Eastern Green Beach is 800m downhill - a flat sand-and-shingle stretch at the northern end of Penzance seafront, quiet compared to the town beach proper. Gulval sits on the hillside overlooking Mount's Bay, with views that on clear days extend to the Lizard in the east. Long Rock Beach is 1.9km further along the coast road, and Marazion, with its causeway access to St Michael's Mount, is 3.9km east.

Penzance town centre is roughly 1.6km on foot - the promenade runs the full length of the bay and the Jubilee Pool, a saltwater lido built in 1935, is at the town end. The Isles of Scilly ferry and helicopter depart from Penzance. Newlyn's harbour, still active as a fish market and with a local art gallery, is a short walk from the town centre in the opposite direction.

This cottage is best for couples who want a low-cost Penzance base and are happy to walk or cycle rather than park at the door. Good for those who want to spend days on the Penwith coast road or take the ferry to Scilly. Not great for guests who need a full-spec kitchen or on-site laundry. Saturday changeover.
