The enclosed rear garden faces south, with lawn, patio, dining furniture, loungers, a barbecue, and an outdoor thermostatic shower. A garage offers equipment storage, and a separate glass room is set up for drying wetsuits. Off-road parking accommodates 4 cars.

Mawgan Porth beach is 700 metres away - a wide sandy bay with reliable surf and rock pools at low tide. Bedruthan Steps, with its dramatic sea stacks, is 1 mile along the coast path. The South West Coast Path passes within 400 metres of the property.

Best for a group of eight wanting sea views from two separate living areas, with a glass room for drying wetsuits after surf sessions. Less good for anyone needing single-level access, since the four bedrooms are split across the ground and first floors.
