The property sits in woodland with walking trails directly from the door. The Luxulyan Valley’s paths pass remnants of the china clay industry, and the Saints Way long-distance route is nearby. The village of Luxulyan - with a pub and local shop - is about 1.5 miles away. There are 2 bedrooms and the riverside setting means the surroundings are quiet and rural.

The nearest beaches are a short drive south: Carlyon Bay at 4.9 km, Charlestown Beach at 5.7 km (where the Georgian harbour served as a Poldark filming location), and Porthpean Beach at 6.7 km. The Eden Project is roughly 2 miles north-east of St Austell, and the Lost Gardens of Heligan are about 5 miles south. Fowey and Lostwithiel are each within 15 minutes by car.

Best for: couples or small families who want a quiet woodland base for exploring South Cornwall, walkers, and those using the Eden Project or Heligan as a main draw. Less good for: guests wanting to walk to the beach, or those who prefer a coastal or village setting over a wooded riverside one.
