Brockstone Cottage

Brockstone Cottage is a house on Boscoppa Road in St Austell, sleeping six across three bedrooms, plus a nursery room. A double bedroom and the bathroom are on the ground floor, with the other bedrooms upstairs. Guests who need step-free access should check with the owner before booking.

Two bedrooms are on the first floor - one king-size and one double - served by the ground-floor bathroom, which has both a bath and a walk-in shower. The ground-floor bedroom also has a king-size zip-link bed. A nursery room with a cot sits on the first floor. The kitchen-diner is well equipped, and the sitting room has a woodburning stove for cooler evenings. Note that the staircase has open treads.

The enclosed garden has a lawn, outdoor furniture, and two sheds - one for bike storage and one fitted out as a children's play area with toys. Off-road parking accommodates three cars. Carlyon Bay, a long sandy beach with kayaking and paddleboarding, is 1.1 miles away. Charlestown Beach, beside the Georgian harbour used as a Poldark filming location, is the same distance.

St Austell is Cornwall's largest town, with the Eden Project 2 miles north-east and the Lost Gardens of Heligan about 5 miles south. Charlestown's harbour with its tall ships is 2 miles from the town centre.

Best for a family with a baby, thanks to the first-floor nursery with a cot and the downstairs bedroom. Less good for parents of an unsupervised toddler - the staircase to the first floor has open treads.
