Furness at The West Dry is a three-bedroom cottage in Roche, a village between St Austell and Bodmin in mid Cornwall. The property forms part of Carbis Wharf, a converted complex with accessible ground-floor living and an enclosed private patio.

The ground floor has a living and dining room with an electric fire, plus a shower room with basin and WC. The kitchen has an electric oven and hob, microwave, fridge/freezer, and dishwasher. A shared utility room provides coin-operated washing machine and tumble dryer. Upstairs, there is a super king bedroom and two twin rooms. The bathroom has a bath, shower over, basin, and WC. A Smart TV, WiFi, books, and games are provided throughout. A highchair and travel cot are available on request. One well-behaved pet is welcome.

Ample off-road parking is available. The enclosed private patio has outdoor furniture for sitting out.

Carlyon Bay - a long, family-friendly sandy beach with a gently sloping seabed and watersports hire - is 5.3 miles south. Charlestown Beach, beside the Georgian harbour used for Poldark filming, is 5.5 miles away. The Eden Project sits about 5 miles east of Roche, and the Lost Gardens of Heligan are roughly 10 miles to the south. St Austell, the nearest large town, has supermarkets, a brewery visitor centre, and mainline rail connections.

**Best for:** dog owners touring the Eden Project and Heligan, given the one-well-behaved-pet policy, the off-road parking, and the enclosed patio for settling a dog between outings. **Less good for:** families wanting private in-cottage laundry, since the washing machine and tumble dryer are coin-operated and shared through the utility room serving Carbis Wharf.
