The open-plan sitting and dining area has ample seating and a TV. A spacious kitchen with breakfast bar seating for two suits family cooking or a Cornish cream tea after a day on the sand. The master double bedroom has a large window and nautical decor, while a bunk room and a twin bedroom give the rest of the party their own space. The family bathroom has both a bath and a shower for rinsing off sand and salt.

Outside, a terrace and sloping garden catch the sea breeze, and the garage doubles as storage for bikes, boards, and beach gear, with a washing machine also fitted there. Polzeath beach, a popular surfing spot with cafes, restaurants, a beach shop and bakery, is a five-minute downhill walk or cycle. Rock is reachable by car or via a 3.5-mile stretch of the South West Coast Path with views over the Camel Estuary, and the ferry from there crosses to Padstow for restaurants, boutique shops and the Camel Trail.

Best for families wanting step-free access close to the beach, since Hillview has accessible features and an EV charging point on site. Less good for groups needing more than one bathroom, as the three bedrooms share a single family bathroom.
