Step-free level access runs throughout the property - no thresholds, no stairs - which makes it one of the few genuinely accessible rural options in west Penwith. Pets are welcome.

The interior is compact and practical: wifi, off-road parking, and a private garden with a terrace. No washing machine or dishwasher are listed, which limits how long you can comfortably pack for. It suits a short stay of three or four nights rather than a full fortnight's laundry-heavy base.

Newlyn itself is a working harbour - it lands more fish than almost any other port in England. The Newlyn Art Gallery and the harbour wall are a mile north. Mousehole (pronounced "Mowzle"), 2.1 miles along the coast road, is a tight knot of granite houses around a harbour, quieter than St Ives but with a genuine fishing-village character. Lamorna Cove, a south-facing rocky inlet at 2.8 miles south-west, is sheltered enough for swimming when the Atlantic swell is low. Penzance and its Saturday farmers' market is around 2 miles east.

Best for a couple who need level-access accommodation and want a quiet farm base within easy reach of Newlyn and the south coast coves. Less good for guests who need laundry facilities, more than one bedroom, or a property that accepts dogs but not cats.
