Carnon Downs is roughly mid-point between Truro and the coast. St Mawes on the Roseland is 6.2 miles south - the ferry crossing to Falmouth leaves from the quay there. Castle Beach in Falmouth is also 6.2 miles, and Pendower Beach on the Roseland about 6.3 miles. Truro city centre, with the cathedral and the county museum, is under 3.1 miles north. The A39 runs close by, giving straightforward access to both Falmouth and the King Harry Ferry for the Roseland without going through Truro.

Best for: groups or families with a wheelchair user who need a fully accessible property with multiple en-suites and good access to both Falmouth and the Roseland. Less good for: those wanting direct beach access or a dog-friendly property.
