The property sits at the end of a private drive with far-reaching views across to Padstow on the opposite bank. Accommodation is sized for extended families or groups: 2 super-king-size rooms, 2 twin rooms, and 2 zip-and-link twins that convert to super-king-size on request.

The reverse-level layout puts the main living spaces on the upper floor to make the most of the estuary outlook. A wood burner anchors the sitting room; the lawn and patio give space for outdoor dining via the BBQ. WiFi, dishwasher, washing machine, and EV charging are all included. Up to 2 dogs are welcome, and the garden has enough space for them to run.

Daymer Bay Beach - a sheltered, dune-backed beach dog-friendly year-round - is about 1.2 miles. The St Enodoc church, where the poet John Betjeman is buried, stands among the dunes between Rock and the beach. Polzeath Beach is around 2.2 miles north with consistent surf and hire available. The water taxi from Rock to Padstow crosses every 20 minutes, giving access to the harbour and Rick Stein's restaurants without driving. Wadebridge is 4 miles south, where the Camel Trail cycle path begins.

Best for large family or multi-couple groups wanting a sociable base close to both surf and the estuary. Six bedrooms with no single-sex rooms means it suits mixed groups well. Less suited to those on a tight budget.
