The location is useful for mid-Cornwall. Pentewan Beach is 3.2 miles south - a long, family-friendly bay with a holiday park, café, and a flat cycle path from St Austell running alongside the river. Porthpean Beach is 3.2 miles and Charlestown, with its original Georgian harbour and tall ships, is 3.8 miles. The Eden Project is well under 15 minutes by car - one of the main reasons to base yourself in this part of Cornwall rather than the coast.

Mevagissey, 3.7 miles south, is a double-harbour fishing village with a few pubs and summer boat trips to Fowey. St Austell itself is a functional market town with supermarkets and a station on the main line.

The cottage sleeps an odd three, which makes it right for a family with one child or a small group where someone is happy with the smaller room. The garden and proximity to the pub make it a reasonable low-key base for a rural mid-Cornwall stay.

Works for families and small groups wanting Eden Project access alongside beach options. Less good for those prioritising coast - the nearest beaches involve a drive. Saturday changeover.
