The bedroom mix covers a king-size, a double, three twin rooms, and a bunk room, served by 2 bathrooms that include a roll-top bath. The granite-floored kitchen holds an Aga-style cooker, and the main dining room seats all twelve guests around an antique dresser, with an open fire at one end. A separate games room has pool, table football, and table tennis.

Outside, five acres of established walled gardens and grounds include a hard tennis court, a BBQ courtyard, and a wood burner in the sitting room for cooler evenings. The property sits on the edge of an organic farm, with woodland walks and country lanes immediately accessible. Three dogs are welcome. Two cars can park on site.

The central mid-Cornwall position makes this a practical base for reaching both coasts. Porthluney Bay is 12km. Truro - Cornwall's only city - is a 15-minute drive, with its cathedral, shops, and the Royal Cornwall Museum. The Roseland peninsula, Mevagissey harbour, and the Lost Gardens of Heligan are all within 30 minutes. Visit Mevagissey for the traditional fishing harbour and fresh seafood nearby.

Best for large family gatherings or multi-family groups who want outdoor space and indoor games to keep everyone occupied across a week. The 6-bedroom layout suits two families sharing, each with dedicated twin or bunk accommodation. Not great for those seeking beach proximity - the nearest coast is a 15-minute drive, and the setting is firmly rural rather than coastal.
