12 Bay View

12 Bay View is a three-bedroom Victorian terrace cottage for five in Porthleven. One king-size, one twin and one single bedroom form the sleeping arrangement, with sea views from two of the upstairs rooms. The single bedroom may suit a child or solo traveller, and one bathroom serves the whole cottage.

A harbour-facing window seat in the sitting room overlooks the working port and its restaurants. Wi-Fi, parking, a dishwasher, a washer/dryer and a patio garden are included, and up to two dogs are accepted. The letting agent rates the location five out of five, the top mark among its category ratings, against four each for cleanliness, equipment and comfort.

Porthleven Beach is 300 metres away at Britain's most southerly working port. The South West Coast Path passes 200 metres from the front door, with Loe Bar 1.6 miles to the west. Porthcew Rinsey Cove is 2.4 miles away and Praa Sands is 3.5 miles away. The Porthleven guide covers the harbour, beach and local walks.

**Best for:** a family wanting harbour activity, bedroom sea views and the coast path within 200 metres. **Less good for:** groups requiring more than one bathroom, step-free access or a fully equipped outdoor cooking area.
