Bay Villa is a two-storey granite house sitting on the western side of Porthleven Harbour, with Mounts Bay visible from the main rooms. Three bedrooms sleep five - a king-size, a twin, and a single - spread across the house with three bathrooms, making it well-suited to families or a mixed-age group of five.

The decked garden is the social centre in summer, with space for al fresco dining and direct harbour views. Porthleven Beach is 600m away, a long shingle and sand beach that draws surfers in autumn and winter when westerly swells push in. Rinsey Cove is about 2.2 miles along the coast - smaller and accessed by footpath, quieter than Porthleven in peak season. Praa Sands is roughly 3.1 miles for a longer sand beach.

The harbour village has a growing food scene with several independent restaurants. The South West Coast Path runs directly through the town, connecting east towards the Lizard and west towards Marazion and St Michael's Mount.
