Single-level cottage in Polzeath with every room on the ground floor. Sleeps 6 across three bedrooms - two king doubles and a twin - with a shower room, a porch with armchairs, and a kitchen-diner that opens onto a small courtyard garden on two levels.

The kitchen runs to a dishwasher, washer/dryer, electric oven and hob, microwave and a wine fridge. The lounge-diner has patio doors to the side of the cottage. The shower room is compact, and there's no off-street parking - guests use the village car parks a short walk away. Wifi included.

Polzeath village is a 5-minute walk down the lane: the Tubestation cafe in the converted Methodist chapel, the Co-op, and the Oyster Catcher pub on the seafront. Polzeath Beach is 500m away - wide north-coast sand, lifeguards in summer, surf schools running daily from Easter to October. Daymer Bay and St Enodoc Church (John Betjeman's resting place) are within a mile.

Best for older guests, anyone with mobility constraints, or families with young kids who'd rather skip stairs. The single-level layout and 500m walk to the sand make it one of the easier Polzeath cottages for guests who don't want a hill climb at the end of a beach day. Less good for groups needing on-site parking or a property right on the seafront - Brookside is set back in the village and on-street parking can be tight in August.
