Two bathrooms include an en-suite shower room. Outside, the garden has a lawn, furnished patio, and charcoal BBQ, plus a heated outdoor shower with surf rack and wetsuit drying rail - practical for daily surfing.

Rock is 2.5 miles south and Padstow 3.5 miles via the Camel Ferry water taxi, which runs from Rock Quay. The coast path from Polzeath to Pentire Point gives elevated views across the Camel Estuary to Stepper Point. Daymer Bay is 1.7 miles along the estuary path - calmer water than Polzeath, good for paddleboarding. Up to 2 dogs welcome; private parking for 2 cars.

**Best for:** Surfing families and dog-owner groups who want a contemporary, well-equipped base a short walk from one of north Cornwall's most active beaches.

**Less good for:** Those wanting seclusion - Polzeath fills fast in school holidays and this development is busy at peak times. No wood burner.
