Hawkers is a three-bedroom reverse-level house in Rock, sleeping up to 8, with living spaces on the upper floor and a first-floor balcony overlooking the surrounding countryside. The property is set up for larger groups and families who want comfort alongside access to one of north Cornwall's most in-demand estuary villages.

The bedrooms are split across two levels. Downstairs, 2 king-size rooms each have their own en-suite bathrooms. Upstairs, a zip-and-link twin room with an adjacent shower room completes the sleeping arrangements. The open-plan living area has a wood burner and a separate snug with a media room setup. Outside, the enclosed garden has a BBQ, and a heated outdoor shower makes it practical after beach days. EV charging is available on site. Dogs are welcome (limit: 2), and off-road parking is provided.

Rock sits on the east bank of the Camel Estuary directly opposite Padstow, with a water taxi crossing every 20 minutes. Daymer Bay is 1.5 miles south - a sheltered sandy beach backed by dunes, with the church of St Enodoc nearby. Polzeath, with its consistent surf break, is 2.2 miles north. Wadebridge, where the Camel Trail cycle path begins, is around 4 miles south. Visit Rock for more on watersports schools, the estuary beach, and the ferry to Padstow's restaurants.

Best for larger groups or multi-family parties wanting an equipped, well-configured house close to Rock's estuary activities. Less suited to guests looking for a simple rural escape or those sensitive to high Rock property prices during peak season.
