Three-bedroom cottage at Roserrow, one of four converted from the original stable block in the lanes 2km inland from Polzeath. Sleeps 6 with the unusual layout of a games room and pool table on the ground floor and the open-plan kitchen, dining and sitting area on the first floor.

The first-floor living space is the heart of it: kitchen with electric oven, dishwasher, washer/dryer and coffee maker, dining table, and a sitting area with sofas, TV and electric fireplace. A door leads out to a sun terrace with outdoor furniture - the spot for evening drinks. The downstairs games room with pool table is the catch for families travelling with teenagers. Parking is on-site.

Polzeath Beach and the surf schools are a 5-minute drive (or a 25-minute walk down through the lanes). Daymer Bay, Greenaway and St Enodoc Church (John Betjeman's grave in the dunes) are 2.2km away. Rock with the passenger ferry to Padstow is a short drive south, and Port Isaac is 6 miles up the coast.

Best for families with teenagers who'll use the pool table, and groups who don't mind a short drive to the sand. Less good for surfers who want to walk straight to the beach, or anyone needing wifi - it's not provided.
