A super-king bedroom with en-suite walk-in shower and double basin sits on the upper level. On the ground floor, a king-size bedroom has an en-suite with bath and hand-held shower, while two family rooms each have a bunk bed and a single. A separate shower room, utility with WC, and a conservatory complete the layout. The open-plan living space features a gas range oven, Nespresso coffee maker, dishwasher, and an electric fire.

The enclosed rear patio has outdoor furniture, a charcoal BBQ, and a fire pit. Off-road parking accommodates two cars. One small dog is welcome. The nearest shop is 0.6 miles away and the pub is 0.5 miles.

Greenaway Beach - a quiet, sandy cove between Polzeath and Daymer Bay with rock pools - is 1.7 miles from the property. Rock village itself sits on the east bank of the Camel Estuary opposite Padstow, connected by a water taxi running through the day. The Camel Trail cycle path starts at Wadebridge, 4 miles south, and the church of St Enodoc - where John Betjeman is buried - lies among the dunes between Rock and Daymer Bay.
