Mevagissey's double harbour is within easy walking distance on Tregoney Hill - the inner harbour for fishing boats and the outer one for leisure craft, surrounded by traditional pilchard cellars now converted to galleries and cafes. The village is compact and pedestrian-friendly from the harbour end, with independent shops, fish restaurants, and a small aquarium. The Mevagissey Museum covers the fishing history of the port.

Pentewan Beach, a long sandy stretch with a holiday park behind it, is 2.5km north. Gorran Haven, a quieter cove with good swimming and a small car park, is 3.2km south. Hemmick Beach - one of the most remote coves on the south coast, accessible only by a steep narrow lane - is 4.6km. The Lost Gardens of Heligan are under 2 miles inland, and the Eden Project is roughly 8 miles via the B3273.

This property is well suited to couples or two guests with mobility requirements who want a village base with hot tub comfort and genuine walking access to a working harbour. It is less suited to families or anyone expecting more than one bedroom or bathroom. Pentewan Beach has a slipway and good parking - easier than driving into Mevagissey itself.
